The Leasing Cycle

For those of you who are new to the leasing game it’s worth knowing that there is a right and wrong way of going about the process.

I know from my own experience I went about it the wrong way, but it was the first time I had ever entered into a lease so did not know the process.

Parallel Directions provide the following Article explaining the leasing cycle but we would love to hear any other users experiences in negotiating their first lease.

One useful piece I was told later was to always ask the Agent to outline first what the Landlord is willing to do to get you into their premises, before you even start work on a Lease Offer.  This way you can take what they offer, add to it what you want and present that as your offer.

Proposed changes to the GST rules on land sales

Proposed changes to the GST rules on sales of land and other high-value assets, to prevent revenue loss, are the focus of a government discussion document released today for public comment.

Other proposed changes include making it easier to account for the taxable and non-taxable use of assets on which GST is paid, and clarifying the boundary between residential and commercial accommodation for GST purposes.

Would you pay $169 + GST for a Video?

Here at FindSpace we are looking at the option of adding video against a listing.  The cheapest option out there seems to be a Virtual Video, which is:

Photos are blended, panned and flipped to create illusion of video online with both professional voice/graphic overlays and royalty free music over bringing the clip to life, creating highly affordable internet video.

This work is carried out by a company called SilverLineMedia and they provide full motion video.  Once the video is completed it becomes the property of the owner so can be used over and over again.

SilverLineMedia host the video as well as distributing it to the various Social Media channels such as YouTube, GoogleVideo, FaceBook and Twitter.  They also make it available for viewing on your cellphone.

So just wondering, would you pay $169 to get a Virtual Video done of your commercial knowing that it could be seen by millions of people through the Social Media channels?
