Hazeldean Business Park signs more tenants

The Hazeldean Business Park in Addington, Christchurch has three new tenants – all of whom have shifted from other parts of the city.

Canon New Zealand has moved its Christchurch headquarters into the $80-million park from a modern building on former railway land in Washington Way.

Canon’s country manager, Mike Johnston, says it is making the shift after outsourcing some of its operations.

Francis Mining Company, the country’s largest private miner, has also taken space in the park after moving from Lincoln Rd.

Also new is the Canterbury Community Trust, which has vacated the first floor of the Tiffanys building on Oxford Terrace and now has half a floor in the park.

More room to move in southern offices

Office workers in Christchurch have more space to stretch out than their northern counterparts, as LIZ MCDONALD reports.

Paying the staff may be most businesses’ No 1 cost, but housing those staff usually comes in at No 2.

So it’s no surprise that workers where office space is costliest get the least room to move.

Office staff in central Christchurch luxuriate in an average of 20 square metres each, according to property researcher Alan McMahon, with staff in pricier Auckland and Wellington making do with 16 and 14sqm respectively. Dunedin workers have even more, at an average of 27sqm each.

The figures are calculated by dividing the total amount of floorspace, including boardrooms and bathrooms, by the number of workers.

McMahon, director or research for Colliers International, says measuring office density gives a benchmark for leasing efficiency, and shows floorspace has been getting tighter in the past decade.

Findspace launches new Data Quality Score

A common complaint we hear from our clients (those people looking for Commercial Real Estate) is the insufficient information provided with listings.  Some Vendors seem to take great delight in providing the minimum amount of data and still expect potential customers to contact them.

Well to make it more obvious to Vendors where they are falling short in providing sufficient data we have introduced a new Data Quality Score.

Vendors can find the score under their Dashboard, just login to your account.

The criteria used to calculate the score is as follows:

As you can see Displaying Price is weighted heavier than other items.  This is to highlight how important our users value being able to see a price displayed.  The Area and Long Description points can only be obtained with Paid Listings.

The Data Quality Score will be used to rank listings at a later date on the basis that Paid Listings will always get ranked highest and then by Data Quality Score so the higher the score the higher up your listing will appear on our site.

Another option added around the Display of Price is on our SpaceFinder search tool.  Users can now elect to focus on only listings that display a price.

New Commercial Real Estate Agency launches in Auckland

Commercial Real Estate extraordinare, Sue Collis, has launched a new Commercial Real Estate agency in Auckland.

Sue has previously worked for Bayley’s and Colliers International in Auckland but now after eight years it was time to go out on her own.

Sue was the Top Salesperson in 2006 and achieved Outstanding Performance in 2007, both on Commercial.

You can view Sue’s website at www.suecollis.co.nz on which she is using the ClientSpace option from Findspace.  This is a free service that pushes all her listings from Findspace directly to her own site.  The beauty of this is that she only needs to maintain the data on Findspace.

Patience needed to find the perfect space

In a market that is seeing increased vacancy with reports of fewer tenants for industrial space, Colliers International says it has leased more than 80,000sq m of industrial space this year, including large leases in Auckland for four globally recognised brands Mercedes, DSV Air & Sea, Kmart and Dunlop Living.

Greg Goldfinch, manager of Colliers’ Highbrook office, says parties seeking to create deals need to be patient as the lead-in time can take years.

“Tenants are taking a long-term view to ensure they get the right solution,” Goldfinch says.

Findspace adds new Price options

We have just added two new price options within Findspace.

  • Price Range
  • Display Price

The Price Range option lets you add a range to your pricing.  This means for both Sale and Lease listings you can enter a minimum and maximum price, subject to negotiation.

The second allows you to Hide the Price.  This has been requested by a number of users and against our better judgement we have added it.  However, we recommend to all user that those listings that Display a Price get a better response than those which don’t.

We will shortly be adding a Data Quality Score which will automatically promote those listings with a priced displayed in preference to those with no price displayed.

Even though the price is hidden it is still been captured so if you are searching by price the listings will be returned in the search results, which beggars the question, why hide the price if you can work out what it is when searching by price?

Supermarket, complete with service station, for sale in Hamilton

Hamilton’s largest central city supermarket, a purpose-built Countdown, is for sale for the first time since it was built in the 1990s.

The 4880sq m building on the corner of Liverpool and Anglesea Streets is at the northern periphery of the central business district near Waikato Stadium. It also comes with a 485sq m Shell service station.

The complex is up for tender, closing September 2, through Mike Houlker of Bayleys Auckland and Jim McKinlay of Bayleys Waikato.
